Tribeca is the stretch of Lower Manhattan between Canal Street and Chambers Street, from Broadway west to the Hudson. Most of it was built in the 1800s for warehouses and the dry-goods trade, and much of it is now landmarked. For an event that means big floor plates, high ceilings, columns, brick and tin. The room looks finished before you bring anything in.
It is also quieter than SoHo, a few blocks north. Weekend foot traffic is lighter and the side streets are calmer for vendor drop-offs. In the evening a room here feels private in a way a busier block does not.
Five of the rooms we list here are in one building: LUME Studios at 393 Broadway, an 1867 cast-iron building with an immersive studio on the ground floor and a loft on each floor above. You can book one floor, combine several, or take the whole building, which keeps a launch, a dinner and an afterparty under one roof.
The rooms run from $300 an hour for a 2,000 sq ft loft to venues that hold 700 to 2,500 guests. Spring Studios on the west side of the neighborhood hosts fashion week shows and large launches, and Tribeca Rooftop takes big holiday parties and benefits with an 18,000 sq ft roof deck.
An 8-hour minimum is not an 8-hour party. A typical booking: vendors load in at 3pm, setup runs to 6:30, guests arrive at 7 and leave at 10, and the room is broken down by 11. That is the full 8 hours.
The 1 train stops at Franklin Street. Canal Street is served by the A, C, E, N, Q, R, W, J, Z, 6 and 1, and Chambers Street by the 1, 2, 3, A and C. Most guests can walk in from one of the three.
Projection and sound already installed: the Immersive Studio. A dinner cooked on site: the Private Dining Loft. A 1,000-guest launch or show: Spring Studios. A big holiday party with a roof deck: Tribeca Rooftop.

Get Matched Free →Lofts are $300 an hour with an 8-hour minimum, so a day starts at $2,400 before food, bar and production. The Immersive Studio is $7,000 for its 10-hour minimum. Larger venues such as Spring Studios and Tribeca Rooftop run from about $35,000 to well over $100,000 depending on guest count. We never add a booking fee.
Everything from the first vendor through the door to the last case out: load-in, setup, the event itself and breakdown. Plan your guest hours inside that window.
The Greenhouse Loft and the Antique Cast Iron Loft each hold 100 standing or 60 seated. The Penthouse Gallery Loft holds 85 standing or 65 seated. The Private Dining Loft seats 35 for dinner and holds 65 standing. The Immersive Studio holds 200 standing or 120 seated, and up to 250 standing with the Basement Lounge below it. For bigger events, Spring Studios scales to 2,500 standing and Tribeca Rooftop to about 700.
At the Private Dining Loft, yes. Bring your own chef or caterer, and the commercial kitchen is available as an add-on for dinners cooked on site. For the other rooms, catering and bar service are arranged per event, and we confirm the details for your date when we match you.
SoHo puts you on the busiest shopping blocks downtown, which helps a public pop-up. Tribeca gives you more room for the money and quieter streets, which helps a private dinner, a launch with a guest list, or anything with a long load-in. Compare with our SoHo event spaces.
